2110 Bercy began as an obsolete duplex. Rather than adapt a structure that no longer served its context, the project was rethought entirely.
The site was fully demolished and rebuilt as Territo Boutique Apartments — a new 7-unit micro-apartment building, designed, constructed, and furnished under a single creative vision.

Rather than adapting an obsolete duplex that no longer served its context, the decision was made to fully demolish the existing structure and rethink the site entirely.
This phase marked a clean break from the past condition of the building, allowing the project to be rebuilt without compromise. Demolition created the opportunity to redefine scale, structure, and layout from the ground up, ensuring that every subsequent design and construction decision aligned with a single, cohesive vision.
When the project began, it was inspired by the essence of the shoebox — the small house. In a world that is constantly changing, where everything continues to grow bigger and faster, the intent was to return to fundamentals, to what truly matters.
The shoebox represents more than compact living. It symbolizes simplicity, efficiency, and respect for the environment. This philosophy became the conceptual foundation for every decision throughout the project.
The true complexity of the project was not scale, but precision.
Micro-living demands a different way of thinking. Every inch had to be intentional, every layout decision architectural, and every furnishing choice purposeful.
The challenge was to design spaces that feel generous despite their size — spaces that support daily life without compromise. Storage, circulation, light, and materiality were required to work together seamlessly.
